Improvements

1. New plumbing throughout the building – PEX for supply; PVC for sewer.

2. New electrical – 3 services; one for each unit and a landlord meter for the utilities in the basement (lighting, sump pumps, and well pump). AFCI/GFCI protection per modern code.

3. State of the art multi-stage water filtration system for the well – Includes a self-cleaning backwash sediment filter; a 10-year self-refreshing backwash carbon filter; a three-stage big blue filter containing an additional sediment filter, carbon filter, and iron and manganese filter; salt-free anti-scale filter; ultraviolet UV sterilizer filter; and an additional electronic anti-scale filter.

4. New electric appliances throughout – Self-cleaning stoves, dishwashers, double-door refrigerators including ice makers connected to dedicated water supplies, washers, dryers, and vent hoods.

5. New kitchens.

6. New bathrooms – Shower walls backed by durock, multiple coats of Redgard, and grout-free vinyl tiling for maintenance-free operation; toilets feature high efficiency 1.28GPF power flush systems.

7. New subfloor system above the basement under most of the first floor (kitchen, main hallway, and bathroom) supported by new beams, steel columns, and Advantech sheeting. Upstairs bathroom also underlaid with Advantech for water and flood resistance.

8. Three mini-split systems (2 x 18,000 BTU on the first floor, 1 x 24,000 BTU on the second floor) for heating and cooling. Mini-splits are high efficiency, ultra-low temperature systems that heat, cool, circulate air, and dehumidify per user setting. These systems will pull heat out of the outside air down to -22 degrees fahrenheit and provide high efficiency heat in the winter and high efficiency cooling in the summer.

9. Centrally and wirelessly-controlled new convection heating as backup heat.

10. Dual sump pump systems in the basement with battery backup and WiFi connectivity for remote monitoring.

11. Two new dual element water heaters.

12. Finish flooring is Flooret Modin (luxury vinyl plank embossed in register with an anti-scratch aluminum oxide coating, in addition to a super durable stone plastic composite core, a 20 mil wear layer, and a 1 mm IXPE underlayment). In addition to the built-in underlayment, all finish flooring sits on top of quiet walk underlayment for additional insulation, water mitigation, and sound reduction.

13. New driveway featuring multiple parking spaces in order to cater to the building’s 2 units without inconveniencing any residents or tenants.

14. Semi-gloss paint throughout for easy cleanups and reduced maintenance.

15. New insulation in multiple areas of the building.

16. Smartkey locks on all exterior doors for instant re-keying.

17. Recessed and flush mount LED lighting throughout.

18. Double bowl sinks in both kitchens.

19. Wired smoke detectors throughout the building.

20. Exterior mini-split condensers protected by chain link fencing.

21. Renovations have been inspected and passed by the town of Schodack.
